Our aspiration for the development in Kings Langley is to deliver and create a sustainable community that integrates into the local area, providing much needed new homes, a new farmstead and thoughtfully designed green spaces, including a play area, nature trails, and walking routes for everyone to enjoy.

How proposals are evolving at Kings Langley

The proposals offer an exciting opportunity to help deliver new homes alongside a new farmstead for the whole community to use.

The site

The proposed site masterplan has been developed in response to the approved parameter plans, to create a balanced and healthy community of new homes across multiple tenures.

New homes

High-quality housing that meets local needs

Following the resolution to grant Outline Planning Permission, Hill Residential is proposing to deliver 150 high-quality new homes to meet the housing needs of the local area.

The proposed scheme encompasses a range of houses and low-rise maisonettes, including 50% affordable housing options. These options currently include affordable rent and shared ownership. This will enable more residents to get onto the housing ladder, including first-time buyers, families looking to upsize, or residents looking to downsize.

The proposals will provide a mixture of housing ranging from family housing to maisonettes, specifically a mix of 1 and 2 bed maisonettes, and 2, 3, 4 and 5 bedroom homes. All of the proposed new homes across the development will be 2 storeys in height.

Design

Homes built sensitively to the local landscape

Informed by the Kings Langley Design Code, a series of character areas were created as part of the Outline Planning Application.

Each character area has its own identity and role within the development, helping the new neighbourhood to blend naturally into its surroundings. Together, these areas respond sensitively to the local landscape, ensuring that homes, green spaces, and routes are designed in harmony.

At the Reserved Matters stage, the approach will continue to follow the principles established at the Outline stage while developing the detailed design of homes and site layout based on principles established through design, planning, and community consultation.

Character

A mix of homes in four distinctive character areas

1. Pastoral Meadows
Located on the northern edge, these larger family homes have generous plots staggered to capture long views over the open landscape. They feature on-plot parking and landscaped front gardens for a calm, pedestrian-friendly environment.

2. Farmstead Gardens
These 4- and 5-bedroom homes surround the new farmstead, stepping and curving to fit the natural network of hedgerows, green spaces, and ponds. The design ensures the houses sit comfortably within the existing landscape features.

3. Woodland Edge
Along the western boundary, homes are designed to sit within the rhythm of existing trees, with varying building forms preserving views of the woodland. Smaller homes transition toward the centre, creating an attractive green frontage.

4. Central Route
Running through the development’s heart, this tree-lined spine features a consistent, elegant frontage with a mix of 3- to 5-bedroom homes. Larger houses mark key gateways, creating a strong sense of arrival and connection.

Heritage

Reflecting the local area

The scheme is designed in a traditional village-inspired style, drawing on local building features and taking inspiration from the surrounding area.

Homes will feature traditional red brick and black timber cladding, complemented by clay or slate tiled roofs. Subtle variations in brick colour and detailing create warmth and visual interest.

Steeply pitched roofs, gables, and chimneys echo local village architecture. Brick banding, window headers, and simple canopies will add character and craftsmanship to each home.

New farmstead

A new farm shop and café for the wider community

As part of the proposals, a new community farmstead will be opened primarily to the neighbouring Kings Langley Secondary School, but also to the public at times.

The vision for this space includes dedicated growing spaces alongside health and wellbeing programs featuring therapy gardens and animal-assisted activities.

A multifunctional building will be provided, incorporating a farm shop, café, and flexible education and meeting space.

It is envisaged that the facility will be managed by the Sunnyside Rural Trust. Hill Residential is actively engaging with Kings Langley Secondary School as well as Sunnyside Rural Trust to integrate this provision into the development for the benefit of the wider community.

Connecting the community

Access and active travel

Our proposed car and vehicle access point for the new development was agreed in the previous Outline planning application. Vehicular access will be created to the south of the site off Chipperfield Road. This will be formed through the removal of the existing home at 36 Chipperfield Road with Hertfordshire County Council.

In addition to this vehicular access point, there will also be a new pedestrian and cycle access point formed to the east of the site off Love Lane. This will promote active travel and provide further access to the wider community of Kings Langley, encouraging more sustainable transport options and promoting a healthier lifestyle.

A series of off-site highway improvements are proposed as part of the development, which include:

  • Upgrades to the existing Ballspond Farm bus stops on Chipperfield Road, including footway widening, new hardstanding and an informal pedestrian crossing with dropped kerbs and tactile paving.
  • New bus stops directly outside the site on Chipperfield Road, along with a new pedestrian crossing point.
  • Traffic calming measures along Chipperfield Road (A41 bridge to Love Lane) featuring speed cushions, signage and a gateway feature.
  • Funding to enhance the R9 bus service to a 90-minute frequency between Chipperfield and Watford, serving Kings Langley.

Parking across the site will follow Dacorum Borough Council’s standards, with a total of 326 parking spaces proposed for residents alongside cycle storage and all homes will have electric charging points. Designated visitor spaces will also be distributed throughout the site.
